If you are checking Vrindavan property rates or the flat price in Vrindavan for a studio, this guide brings real listings, per sq.ft rates and the full buying cost together in one place. When I started comparing the studio apartment price in Vrindavan, the gap immediately stood out. One listing was around ₹21 lakh, while another crossed ₹1 crore, yet both were listed as studio apartments in Vrindavan. So what actually causes such a wide gap? In this guide, I break down current portal listings and compare prices, sizes, locations and property types, then estimate what the total cost could look like after taxes and other charges.

In my September 2026 sample of portal listings, most studios were listed between ₹28 lakh and ₹60 lakh, with listed areas from 361 to 580 sq ft. Asking rates mostly fell between ₹5,000 and ₹12,000 per sq ft, though portals measure area in different ways. The advertised price is also not the final cost: stamp duty, registration and, for under-construction units, GST are added on top.
What Is the Current Studio Apartment Price in Vrindavan?
In my September 2026 sample of portal listings, most studio apartments in Vrindavan were listed between ₹28 lakh and ₹60 lakh, and 8 of the 15 units sat in the ₹40 lakh to ₹50 lakh band. The lowest was ₹21 lakh, and one outlier crossed ₹1 crore. These are asking prices, not transaction prices, and the sample reflects observed listings, not the entire Vrindavan market.
Vrindavan Studio Apartment Listings: Asking Price Comparison (September 2026)
To avoid guessing, I reviewed the studio listings shown on Square Yards for Vrindavan. The page showed 16 listings, last updated on September 9, 2026. Portal labels can vary, so I treated a listing as a studio only when the portal itself classified it that way. After removing one duplicate, 15 unique listings remained:
| Location (as tagged on portal) | Size (sq ft) | Asking Price | Status | Approx. ₹/sq ft* |
| Ahilya Ganj Bangar | 424 built-up | ₹21 lakh | Ready, furnished | ~4,950 |
| Sunrakh Bangar (Rukmani Vihar) | 500 | ₹28 lakh | Ready, 8 to 10 yrs old | ~5,600 |
| Chhatikara (Omaxe Eternity) | 378 built-up | ₹30 lakh | Ready | ~7,940 |
| Chhatikara | 450 built-up | ₹30 lakh | Ready | ~6,670 |

| Chhatikara (Omaxe Eternity) | 425 built-up | ₹42 lakh | Ready | ~9,880 |
| Sunrakh Bangar (Nagla Ramtal) | 450 built-up | ₹47.25 lakh | Under construction | ~10,500 |
| Sunrakh Bangar | 580 built-up | ₹47.85 lakh | Under construction | ~8,250 |

*Area types vary by listing (carpet, built-up or saleable). The ₹/sq ft column is my own calculation, price divided by listed area, so do not compare these figures directly unless the area basis matches. Source: Square Yards studio listings for Vrindavan, accessed 24 September 2026.
Other platforms point to a similar middle range. At the time of my research, 99acres also showed a large number of studio listings in the ₹40 lakh to ₹50 lakh bracket.
Some older online ads still show studios around ₹16 lakh. In my sample, only one unit was listed below ₹28 lakh: a ₹21 lakh furnished studio. The rest, including resale units in gated townships, started around ₹28 lakh to ₹30 lakh.
What Is the Studio Apartment Price Per Sq. Ft. in Vrindavan?
In my sample, asking rates mostly ranged from about ₹5,000 to ₹12,000 per sq ft, with several listings clustering around ₹9,500. Because listings mix carpet, built-up and saleable area, this is a rough guide, not a like-for-like comparison. Government registry data in some areas also shows far lower transaction rates than asking rates.
Asking Rate vs Registry Rate
Here is a real example. For Rukmani Vihar in Vrindavan, 99acres shows an average listed flat rate of about ₹9,650 per sq ft. The average transaction rate from Uttar Pradesh government registry data is around ₹3,504 per sq ft.
The gap likely has a few causes. Registry data includes older, smaller and non-gated buildings, and it reflects deals from earlier periods. Asking prices carry seller expectations and room to negotiate. The gap helps show how asking prices differ from recorded transaction values. Compare similar properties before judging whether a quote is reasonable.
Carpet Area vs Built-up Area vs Saleable Area
This is where many price comparisons go wrong. Carpet area is the usable floor inside your walls. Built-up area adds wall thickness and balconies. Saleable, or super, area adds a share of lobbies, stairs, lifts and common spaces.
A 361 sq ft carpet studio and a 450 sq ft saleable studio can be almost the same size inside. For a like-for-like comparison, carpet-area pricing is usually more useful. When verified carpet areas are not available, compare only listings that use the same area type, and ask the seller for the official carpet area in writing.
How Much Does Size Change the Price?
Studios in my sample measured 361 to 580 sq ft in listed area. Size affects the total price, but not in a straight line. A newer, smaller studio in a township can be listed higher than an older, larger unit elsewhere. Building age, amenities and location often move the price more than square footage does.
| Size Band | What You Typically Get | Price Range in Listings |
| Under 400 sq ft | One room, kitchenette, one bathroom | ₹30 lakh to ₹40 lakh |
| 400 to 499 sq ft | Room with separate kitchen area, often a balcony | ₹21 lakh to ₹47.25 lakh |
| 500 to 600 sq ft | Larger layout, sometimes extra bathroom or space | ₹28 lakh to ₹1.04 crore |
One example from the sample: a 500 sq ft unit in Sunrakh Bangar, in a building 8 to 10 years old, is listed at ₹28 lakh, while a 361 sq ft carpet unit in a newer township is listed at ₹40 lakh. Building age and project type likely explain much of that gap, not size alone.
If your budget is heading past ₹45 lakh anyway, it is worth pausing to compare a studio against a larger home. I have covered that trade-off in detail in our studio apartment vs 1 BHK comparison.
Ready-to-Move vs Under-Construction: How the Price Differs
In my listing sample, ready-to-move studios ranged from ₹21 lakh to ₹52 lakh, while under-construction ones ranged from ₹40 lakh to over ₹1 crore. One important cost difference is tax. Ready units with a completion or occupancy certificate generally do not attract GST. Qualifying under-construction residential units generally attract 1% or 5% GST, depending on eligibility.
Under the GST rates in force since April 1, 2019 (Notification No. 03/2019-Central Tax (Rate)), an under-construction residential unit attracts an effective 1% GST if it qualifies as affordable housing, and 5% otherwise, without input tax credit. GST generally does not apply when the entire amount is paid after the completion certificate is issued, or on the resale of a completed unit. Eligibility for the 1% rate depends on the unit and the project, so confirm the rate in your agreement.
In my sample, all five under-construction studios were listed as furnished, and many builders offer staged payment plans. The trade-off is GST and the time your money stays locked before possession. Ready units let you inspect exactly what you are buying, but older ones may need a repair budget. The right choice depends on your timeline, which we will cover separately in our ready-to-move studio guide.
Studio Apartment Prices by Location in Vrindavan
In my sample, studio prices changed noticeably by location. Chhatikara and the Omaxe Eternity belt showed ₹30 lakh to ₹52 lakh. Sunrakh Bangar ranged from ₹28 lakh to about ₹48 lakh. Ahilya Ganj Bangar had the cheapest listing at ₹21 lakh. Some listings tagged “Vrindavan” were actually in other towns, which distorts price comparisons.
| Location | Listings Seen | Price Range | Size Range |
| Chhatikara / Chhatikara Road | 6 | ₹30 lakh to ₹52 lakh | 378 to 535 sq ft |
| Sunrakh Bangar / Sunrakh Road | 3 | ₹28 lakh to ₹47.85 lakh | 450 to 580 sq ft |
| Ahilya Ganj Bangar | 2 | ₹21 lakh to ₹40 lakh | 361 to 424 sq ft |
| Chaitanya Vihar | 1 | ₹50 lakh | 525 sq ft |
| Chaumuhan | 1 | ₹60 lakh | 518 sq ft |
| Mant | 1 | ₹40 lakh | 500 sq ft |
| Chhata | 1 | ₹1.04 crore | 579 sq ft |
Source: Square Yards studio listings for Vrindavan, accessed 24 September 2026. Small samples, so ranges can shift quickly.
Chhatikara had the most studio listings in my sample, with six of 15, including three tagged to the Omaxe Eternity township. Sunrakh Bangar listings mixed an older building with new towers, which is why its range is wide. If this area is on your shortlist, our Sunrakh Road studio apartment guide covers the location in depth.
One caution. Portals often tag wide areas as “Vrindavan.” Chhata is a separate town on the Delhi to Agra highway, and Mant sits across the Yamuna. Before comparing prices, check the real distance from the temples you plan to visit.
Vrindavan Property Rates by Area (per Sq.ft)
The table below turns the same September 2026 listings into a per sq.ft rate for each area, so you can compare Vrindavan property rates across localities on one basis. These are asking rates on built-up area unless noted, not registry or circle rates.
| Area | Listings seen | Asking rate per sq.ft | Note |
|---|---|---|---|
| Sunrakh Bangar / Sunrakh Road | 3 | About ₹5,600 to ₹10,500 | Widest spread; Rukmani Vihar averages about ₹9,650 on 99acres |
| Chhatikara / Chhatikara Road | 6 | About ₹6,670 to ₹9,880 | Most listings in the sample, including Omaxe Eternity |
| Ahilya Ganj Bangar | 2 | About ₹4,950 | Lowest rate seen; a second listing quoted on carpet area works out to about ₹11,080 |
| Mant | 1 | About ₹8,000 | Single listing, treat as indicative |
| Chaitanya Vihar | 1 | About ₹9,520 | Single listing, treat as indicative |
Budget-Wise Price Snapshot
Your budget decides the type of studio you can realistically get. In my sample, only one listing was below ₹25 lakh. Between ₹30 lakh and ₹45 lakh, most listings were ready units in gated townships. Above ₹45 lakh, listings were mostly new furnished units or amenity-heavy compounds. Here is a quick snapshot based on those listings.
| Budget | What Current Listings Show |
| Under ₹25 lakh | Very few options, mostly older or very compact units |
| ₹25 lakh to ₹35 lakh | Resale township units and older apartments, unfurnished or semi-furnished |
| ₹35 lakh to ₹45 lakh | Tied for the most listings in my sample: ready township studios and one under-construction unit |
| ₹45 lakh to ₹60 lakh | New furnished studios, larger layouts, amenity-heavy compounds |
| Above ₹60 lakh | Rare for studios, often outside Vrindavan town |
One number deserves attention here: ₹45 lakh. For an under-construction studio, a value of up to ₹45 lakh is one of the conditions for the 1% affordable-housing GST rate instead of 5%. The carpet area limit and project eligibility must also be met. The next section shows how much the rate changes your total.
Additional Buying Costs and Hidden Charges
The listed price is usually not the final cost. For a ready studio, stamp duty and registration alone add about 8% for a male buyer. Under-construction units add GST. Then come parking, club fees, maintenance deposits and legal checks. For example, a ₹40 lakh ready studio can cost about ₹43.2 lakh after stamp duty and registration.
Government Charges
Stamp duty in Uttar Pradesh is 7%, calculated on the market value or circle rate, whichever is higher. The registration fee is a flat 1%.
Women buyers get a 1% rebate. Following the UP Cabinet decision of July 22, 2025, a property bought in a woman’s name and valued up to ₹1 crore attracts 6% instead of 7%, a saving of up to ₹1 lakh. Earlier this benefit was capped at ₹10,000 on properties up to ₹10 lakh, so older articles may still quote that. For joint ownership, confirm the applicable rate on the IGRS Uttar Pradesh portal before registering.
Also remember the circle rate rule. If your deal price is below the circle rate, stamp duty is still charged on the circle rate.
For GST, the 1% rate generally applies to under-construction affordable housing: up to 90 sq m of carpet area in non-metro areas and a total amount charged of up to ₹45 lakh. Eligibility also depends on the project, so confirm the rate in your agreement and tax invoice.
Project and Society Charges
These vary by project, so ask for a written, all-inclusive cost sheet. Check for:
- Preferential location charges (PLC) for corner, park-facing or preferred floors
- Car parking, if not included in the base price
- Club membership fees
- Interest-free maintenance security or sinking fund
- Advance maintenance
- Electricity meter and power backup connection charges
Add your own costs too: legal verification, home loan processing fees, brokerage on resale deals, and furnishing.
Worked Example: How the GST Slab Changes Your Total
These are generic illustrations, not linked to any project, using standard rates for a male buyer. Actual figures depend on circle rate, concessions and GST eligibility.
| Item | Ready Studio at ₹40 Lakh | Under-Construction at ₹42 Lakh | Under-Construction at ₹48 Lakh |
| Base price | ₹40,00,000 | ₹42,00,000 | ₹48,00,000 |
| GST | Nil | 1% = ₹42,000 | 5% = ₹2,40,000 |
| Stamp duty (7%) | ₹2,80,000 | ₹2,94,000 | ₹3,36,000 |
| Registration (1%) | ₹40,000 | ₹42,000 | ₹48,000 |
| Approx. total | ₹43,20,000 | ₹45,78,000 | ₹54,24,000 |
The base price rises by ₹6 lakh between the last two columns, but the total rises by more than ₹8 lakh, because the ₹48 lakh example does not meet the ₹45 lakh value condition for the affordable-housing GST rate, even before considering the other eligibility requirements.
A Real Price Breakdown: Dwarka Puri as a Worked Example
Since this guide is published on the Dwarka Puri website (a studio apartment in Vrindavan project at Sunrakh Bangar), I use this project as one worked example, only to show how an advertised studio price can translate into an approximate purchase cost. These are project-specific prices, not a Vrindavan market average, and this is not a recommendation. At the fourth-floor rate, its listed studios cost ₹28.9 lakh to ₹37.06 lakh before charges, and the illustrative all-in figure comes to roughly ₹33.7 lakh to ₹42.6 lakh.
Here is what the published Dwarka Puri studio price list shows. Four studio types are listed at 425, 475, 525 and 545 sq ft, priced at ₹28.9 lakh, ₹32.3 lakh, ₹35.7 lakh and ₹37.06 lakh at ₹6,800 per sq ft. The site does not state whether these are carpet or super area, so this guide calls them listed area. The floor-wise rate runs from ₹7,100 per sq ft on the first floor to ₹6,800 on the fourth. Car parking is a one-time ₹2 lakh, and corner units carry a PLC of 10% of the base price.
The payment plan is linked to construction stages, such as roof casting, and the site refers to possession as a future step. So this example treats possession as pending for GST purposes. Confirm the current construction stage, and whether a completion certificate has been issued, before booking.
On GST, the highest-priced combination on the published price list is a first-floor corner Type A: ₹38,69,500 base (545 sq ft at ₹7,100) plus ₹3,86,950 PLC plus ₹2,00,000 parking, or ₹44,56,450. This assumes the 10% PLC is charged on the floor-specific base price. Even so, a value below ₹45 lakh is only one condition for the 1% rate. The carpet area, how the builder computes the taxable amount and project eligibility also matter, so confirm the GST rate in your agreement before relying on it.
| Type D | Type A | |
| Listed area | 425 sq ft | 545 sq ft |
| Floor | 4th | 4th |
| Listed price | ₹28,90,000 | ₹37,06,000 |
| Car parking (one-time) | ₹2,00,000 | ₹2,00,000 |
| Approx. total price | ₹33,68,100 | ₹42,57,540 |
Illustrative calculation only. Assumes a male buyer, a non-corner unit, a deal value at or above circle rate, and eligibility for 1% GST. Registering in a woman’s name reduces stamp duty to 6%, saving ₹30,900 on Type D and ₹39,060 on Type A.
Two practical points. First, because the listed sizes are not labelled as carpet area, the ₹6,800 to ₹7,100 rate cannot be compared directly with carpet-based listings. Request the official carpet area of your unit before comparing. Second, the first floor costs ₹300 per sq ft more than the fourth, which adds about ₹1.28 lakh to the base price of a 425 sq ft unit.
Factors That Affect Studio Apartment Prices in Vrindavan
Studio prices in Vrindavan depend mainly on location, project type, building age, furnishing and approvals. Distance from major temples can influence buyer preferences. Amenities can contribute to higher asking prices, and older units are sometimes listed at lower prices. When two similar-looking studios differ sharply in price, these factors often explain why.
Distance from temples and road access. Some buyers prefer locations closer to the temples, while others prefer easier road access away from the crowded old town lanes.
Township amenities. Pools, clubs, in-campus temples and security can contribute to higher asking prices. They can also raise monthly maintenance, so count both.
Building age. In my sample, the ₹28 lakh Sunrakh Bangar unit was in a building 8 to 10 years old. Older units can be lower priced, but check seepage, wiring, lifts and society finances.
Furnishing. Furnished studios cost more upfront. That premium only makes sense if you would actually keep the furniture. We break this down in our upcoming guide on fully furnished studios.
Floor, view and facing. Many listings highlight east-facing units, garden views and Vastu-aligned layouts, and these may be priced higher. Floor-wise rates also differ in some projects.
Approvals. Check MVDA (Mathura-Vrindavan Development Authority) and UP RERA records where applicable. Approval status can affect financing and purchase risk.
Infrastructure talk. Announced roads and projects are often priced into asking rates early. Verify the actual status of anything a seller mentions before paying a premium for it.
How to Check Whether a Studio Price Is Fair
A fair studio price holds up against similar units, registry data and your full cost. A practical way to check is to convert the price to a carpet-area rate, compare similar units nearby, check the circle rate and ask for a written cost sheet. It takes a few days and can save a significant amount.
- Get the carpet area in writing and calculate price per sq ft of carpet area.
- Compare at least three similar units in the same project or area, at the same furnishing level.
- Check registry transaction data where available, and note the gap from the asking price.
- Find the circle rate, since it sets your minimum stamp duty base.
- Ask for an all-inclusive cost sheet, including maintenance and deposits.
- Check which GST slab applies if the unit is under construction.
- Have approvals and documents reviewed independently. This guide is not legal advice.
Final Thoughts: What Budget Should You Plan?
In my September 2026 sample, most studios were listed between ₹28 lakh and ₹60 lakh. Whatever the listed price, plan beyond it for taxes and project charges. For example, a ₹40 lakh ready studio comes to about ₹43.2 lakh after stamp duty and registration, while a ₹48 lakh under-construction studio comes to about ₹54.2 lakh once 5% GST is added.
The practical approach is simple. Fix your location first. Then fix your total budget including every charge. Only then start comparing listings.
Before booking, request the current price sheet, complete cost sheet and applicable tax details in writing.
Frequently Asked Questions
What is the price of a studio apartment in Vrindavan in 2026?
In my September 2026 sample of portal listings, most studios were listed between ₹28 lakh and ₹60 lakh, with listed areas ranging from 361 to 580 sq ft, with 8 of 15 units in the ₹40 lakh to ₹50 lakh band. One unit was listed below ₹25 lakh.
What is the price per sq ft of a studio apartment in Vrindavan?
In my September 2026 sample, asking rates mostly fell between ₹5,000 and ₹12,000 per sq ft, with several listings clustering around ₹9,500. Listings used different area types, so treat this as a rough guide. Registry transaction rates in some areas are much lower.
Is GST applicable on a studio apartment in Vrindavan?
GST generally applies to qualifying under-construction residential units: 1% for affordable housing (up to ₹45 lakh and within the carpet area limit, subject to project eligibility) and 5% for others. Completed units, where the full amount is paid after the completion certificate, and resale transactions are treated differently and generally do not attract GST.
What is the stamp duty on a studio apartment in Vrindavan?
Uttar Pradesh charges 7% stamp duty plus a 1% registration fee, on the circle rate or deal value, whichever is higher. Women buying in their own name pay 6% on properties valued up to ₹1 crore. Check joint ownership cases on the IGRS UP portal.
Which area in Vrindavan has the cheapest studio apartments?
In my current sample, the lowest prices appeared in Ahilya Ganj Bangar and Sunrakh Bangar. Building age and furnishing matter a lot, so a cheaper area can still have expensive units.
How much extra should I budget beyond the listed price?
For a ready studio, budget at least 8% extra for stamp duty and registration. For an under-construction studio, add 1% or 5% GST, plus parking, PLC, club and maintenance deposits if charged.
Is a 1RK the same as a studio apartment?
They are similar single-room homes. A 1RK usually has a separate kitchen space, while a studio often has an open kitchenette. Portals frequently list them together, so compare layouts, not labels.
Can I get a home loan for a studio apartment in Vrindavan?
Banks generally lend on approved residential units, but eligibility depends on the project’s approvals, your income and the lender’s policy. Check with your bank early, before paying a token amount.
